New Home Construction

Check the Lot Before Breaking Ground.

Use this planning checklist to organize the property questions that affect home placement, access and construction scope.

Confirm the usable building area

Collect a survey and discuss boundaries, easements, setbacks and recorded restrictions with the relevant professionals. Confirm the proposed home footprint, porches, garage and driveway rather than checking the house alone. Do not assume a visible fence marks a legal boundary.

Plan access for construction

Consider delivery trucks, concrete placement, equipment access, temporary parking and material storage. A driveway that works for a finished residence may need a separate construction access plan. Identify overhead lines and underground services through the appropriate utility-location process before excavation.

Coordinate grading and drainage

Review how the home will sit relative to surrounding ground and where water will travel. Clearing limits, erosion controls, finished grades and drainage measures should be coordinated with the site and foundation design. Soil conditions may require professional evaluation and can affect the construction approach.

Map utilities and wastewater requirements

Identify available power, water, sewer and communications service. For private well or septic systems, coordinate evaluation and approvals before finalizing conflicting building, driveway or landscape locations. Existing approvals should be checked for applicability to the proposed project rather than assumed transferable.

Turn the review into a written scope

Record what is known, what still needs investigation and who is responsible for each next step. Clarify whether clearing, excavation, driveway work, service connections, temporary facilities and final stabilization are included. Home Doctor Construction uses the property information and proposed plans to discuss a construction scope and sequence with the homeowner.

Questions Before You Build

Should clearing happen before the home location is finalized?

Avoid clearing based only on a rough idea of where the home will sit. Coordinate the proposed footprint, access, utilities, drainage and any restrictions first. Confirm the required approvals and site protection measures before authorizing work.

What site information helps a builder evaluate the project?

Useful starting information includes the parcel address, survey if available, proposed house plan, utility information and any existing soil, septic or engineering reports. Photos can help start a conversation but do not replace an on-site review or professional investigation.
